  The $165 was on the realtor comp I had.  Pretty reliable.
   
  You are right, the market is different in different areas. And none of us on
the forum knows your area or have seen your property. The recent sale is a
good consideration. Out of curiosity how do you know it sold for $165? Was
that list? Did the buyers tell you? Sellers? Sellers often tell neighbor a
price different than they get. Just wanted you to think over before moving
