Sorry in my late response ... enjoying the end of Summer holiday!

 

Thanks for your kind words ... we really are intrigued by your
methodology and believe that, if executed properly, it represents the
most accurate reflection of a property's "market" worth at a given
"static" point in time.  

 

The fall quarter is beginning next week at the University of Denver
where I've taught real estate as an Adjunct Professor for 20 years.  The
Burns School of Real Estate in the Daniels College of Business is the
oldest accredited University real estate program in the country.   To

students to both look over your book, visit the "Forum," and see to what
extent we can incorporate it's methodology in their real estate project,
which requires them to evaluate a residential property for sale, and
theoretically consummate a sales transaction.

 

If we can identify a Five Day Seller in Denver who will run a sale in
October we might be able to combine a case-study and create a video for
your TV producers.

 

Additionally, we will be adding a section on the "5-Day Sale" to

Please let me also take a moment to explain how we feel the "5-Day Sale"
fits with HomePoint's mission to educate and empower real estate
consumers.  In theory, we think that anyone seeking to sell their homes
themselves should consider beginning with a 5-Day Sale.  This serves to
both educate a consumer (home seller) on the effort involved in selling
a home and the cost in marketing a property for sale.  Additionally, if
executed properly a 5-Day Sale should establish a "valid" baseline for
pricing in a given market and at a specific (static) point in time.  For
those who succeed in achieving a "market price" acceptable to them under
the 5-Day Method - Bravo!  

 

For those who do not, then based on what I've followed on the "Forum,"
they tend to migrate to more traditional FSBO approaches or list the
property with a Realtor. 

 

Hopefully those migrating to a more traditional FSBO strategy have
considered researching online vendor marketing support packages such as
our comprehensive and competitive FSBO plans

For those who do not succeed under a traditional FSBO marketing effort,
then they may seek to expand their resources to include collaborating
with a real estate professional under a competitive working
relationship.  Such a relationship can allow the home seller to continue
to contribute their "sweat equity" such as conducting showings, creating
and providing their own brochures and virtual tours, posting online
listings, etc., and retain a real estate professional on a "consulting"
or "fee-for-services" basis that can offer considerable savings over
traditional "Full Service; Full Commission" working relationships -

While I recognize that this posting is "self-promoting," I do feel that
I'm being "intellectually honest" about both the objectivity and quality
of our site and its diversity of offerings

 

In our virtually unprecedented difficult market, I believe that home
sellers seeking to sell their own homes and save money doing so need to
continue to find alternative ways to be "proactive" and improve the
"effectiveness" in the marketing and sale of their homes.  In our
opinion, Bill's 5-Day Sale methodology tops the list!

 

That said, one methodology never works in all circumstances and
therefore, consumers need to have a number of "tactics" available to
them when it comes to selling their homes in challenging markets.

Thanks for your contributions to the 5-DayForum.  You're helping a lot
of people sort things out.

Basically, I've said what I've got to say in the book, and provided this
Forum so other voices could be heard.

Feel free to use this Forum to reach out to others.  I pay as much
attention as I can, always looking for improvements that work so I can
forward new information to as many people as possible.

If you and your group want to offer 5-Day Sale packages, you are free to
do so.  Keep us all up to date on your activities so we can all run
5-Day Sales better in the future.

I noticed a recent trend on the Internet of Brokers offering my book on
their websites directly through a click to Amazon.  I don't know how
that's done, or exactly what the advantage is to the brokers, but it
certainly is a nice thing to offer, from my perspective.

There are so many homes to sell, there is plenty of work for everyone.
We can share our experiences here without harming anyone.  If you stick
around on the Forum, and I hope you will, you will see that 5-DayForum
sellers will let you know what's happening in the housing market all
over the country 6 months before the rest of the country knows.  

Speaking as a fly on the wall, it's an interesting thing to know, and
the longer you interact with other 5-Day Sellers the more sure you
become that you can almost predict the future.  Well, actually, you can
just predict the present, but that's better than most brokers can do.

Stay in touch.  I always read what you post, even if I don't get back to
you right away.
