I'm sure Terry will concurr.

Why?  Because the reason that the 5-day method works is that at the
beginning no one feels "priced-out."  Therefore they will come and bid.  By
disclosing what you owe on a property for example, you discourage a number
of bidders, because they suddenly won't feel that they're getting the "deal"
by bidding on your house.  This reduces the pool of bidders and the
competition.  Think of Ebay as an example.  If you've watched closely you
will have seen certain desirable items go for quite high prices because
several people get in a competition for the item.  You need to have
competition to make this work and in the current market that's even more
important.

My advice would be for a seller not to claim that he or she will take the
highest bid, if they might not if it doesn't suit them. Integrity and
honesty pretty much are black and white issues for me. For a seller that has
a minimum price that must be met, disclose that to prospective buyers up
front and the seller should admit to himself or herself that an
adapted/personalized/modified/compromised version of Bill's 5-Day Method is
being used.
