This sounds almost like our Saturday. We also had 17 calls at our first try, canceled and re-did it. But we did call! However, our numbers sound similar to yours there, too - so don't beat yourself up. We had people who wouldn't write a bid - they came back and were among our top three. I appreciated how much thought they were putting into it - maybe they had to go home and do some research.
Our Sunday was completely dead until 4:45. I mean, we sat and played cards and wondered if we should have just had it one day instead of two. Then at 4:45 six groups of people arrived, including our eventual high bidder. We did not shoo them away at 5 o'clock, since they were deep into reading the materials - the inspection, the buyers guide from the book, etc. It made for an exhausting day - all that waiting around, and then having to stay late and not get rested and prepared for the calling.
We eventually got $140,000 after advertising $74,500. :)
Good luck tomorrow/today!
Rosemarie

Today got off to a rough start when I realized I had forgotten to call all the people who responded to my ad last week!
I put out an "open house" sign at the opening to the neighborhood and a "for sale by owner" sign in the yard.
The first bidder showed up about 10 till 10, and I had a pretty steady flow all day and maybe 3 or 4 new calls.
During the few respites, I called my original list of 17. I left 5 messages, had 3 people who weren't interested or couldn't make it, 4 who said they would come out and 5 who said they would come out tomorrow.
There were 13 bids and most of the people who came put in bids. The bids ranged from $1 up to my original $69,500.
For some reason 4 of my bidders didn't want to write down a bid, but wanted to call me with it later. At least one told me they would come back tomorrow.
Not totally sure how to deal with that.
A pretty wide range of folks come by and one couple who spend about 3 hours going over the house.
I feel like things went pretty well, but I worry that the turn out should have been higher and that not forgetting to call my original list was a pretty bad mistake.
My throat's sore from talking all day and I am extremely tired. It was really draining, but it was also a lot of fun.
Feedback?
