Good story. I'm glad you got your price.
Personally I think it's a matter of finding the right buyer. If your buyer was at your 5 Day Sale I wonder what they might have paid? Who knows.
The Realtor may have also shown them other properties around your price range and yours just hit the mark for them.
I had a similar experience with my 5 Day Sale. All I got where low ball bids and fast talking investors. I blame my marketing and advertising which may not have been on the mark or by the book. A few very nice people came. Young couples with hope in their eyes that they could finally get a place, but their finances would not let them bid very high.
I think in a raising market the 5 Day Sale would net you more than using a real estate broker. In this wacky market you have to use all your tools. As a shovel is not the best gardening tool for everything, a 5 Day Sale is not always the tool that gets the job done. Still, it's worth trying. The story may have been different and you may have found the right buyer and came out ahead. In your case the Realtor got more. Good job. You persisted and got it sold.

I promised that I would write back with results of our traditional sale using a realtor. Bill often asks those who don't succeed with the 5 day to write back if they do any better with a realtor. No one ever does.
Well, I did. And I think it's an important story to share. So, while I have nothing to gain by taking time to post this email, I am taking the time in case I can help others.
We felt our home was worth around $170K. Our 5 day sale brought us $113K. Bill and others told us we were lucky to get that amount. We refused to believe them and committed the dreadful act of not accepting the offer. We simply couldn't do it. So, we listed with a realtor.
We got $174K, less a 4% commission. We are grateful every day that we did not listen solely to the advice on this site, but sought counsel with a realtor.
I realize not everyone's story is the same. Markets vary. We are an entry-level home in a prestigious area, which helped our sale. This method works for some. But it does not work for all.
I caution those using this method who trust it 100%. My story clearly shows that the market is not always smart enough to know the value, and this method does not always bring you the top dollar. I think it is a great avenue for some situations. BUT NOT ALL. And that is what always bothered me about the attitude of Bill and others on the site. There is no admission that this method might not be perfect. Nothing is perfect. Nothing works all the time. Yet that is the attitude found here, and those that question it are made to feel bad. Heck, I know that this email will be ripped to shreds by 5 Day proponents. Yet I write it anyway, because my story proves that traditional methods sometimes work better than the 5 day method. So, I write this for those out there with nagging doubts, and I care not what others will say. I don't even plan to check back on the site for comments. I write this in case someone searches some day to see if a realtor did do better, and
they will at least find 1 such story.
So, be careful with this method. If it's right for you, great. But if you have doubts, just know that at least one seller out there proved that there may be 2 sides to this story, but you won't often hear the other side on this site.
