My rule of thumb is: be open, be honest, don't have any secrets. Then you don't have to remember what you said to whom!  I would be quite open about the bidding - your prospect has a reasonable question, considering the cost of gas. Good luck with the sale - sounds like it's going well.

  Well we have had 4 people come so far, the first one was an investor intrigued by the 5 day method, the last 2 actually revealed their bids, Bidder 1 was 45,000 above our staring price bidder 2 was 10,000 above bidder 1.

  Quick DumbQuestion: If  people call about the add, and want to know what the initial high bid is, should I tell them? This particular person was 50 miles away and wanted to make sure it was still in her price range before she drove here.
