I'm wondering why you would use "principals only"; or, "no brokers". They can create competition and buzz for you too. I just tell them whatever is bid is what I get. They can work out any commission with their clients. It's not complicated that way.

as i'm writing my ad for 5-day sale, i wonder whether anyone has some experience in this specific market. for example, i live on 3rd avenue, between 13th and 14th streets - is it more advantageous to call it "EAST VILLAGE" or "UNION SQUARE" ? i plan to use "principals only"; or, "no brokers". i'm thinking about the wall street journal and new york times, both print and online. what does/does not work??
  thanks in advance.
