Anyone else get drained and tired and discouraged during the round robin?
I'm told there are two personality types. Those that get drained in interactions with people and those that get energized. I'm the former. To me the round robin was a chore.
If I do this again I need to find someone with the opposite personality that thrives on interaction and have them perform it for me.

However, where I live in Utah (Utah County - very high percentage of the predominant religion), real estate open houses are always held on Saturdays, rarely will you ever find one on a Sunday, and Monday evenings are family night when many don't even answer their phones (our family included!) So working around that is important. With those parameters, would you still suggest Wed. - Mon., or Tues. - Sat. ?

We're in such a tight spot right now (which is why we're needing to sell our home), that we don't even have any extra funds for the up-front costs of an inspection or an expensive print ad. There is good internet advertising here through a local TV station's site, as well as Craigslist, and I think that would bring in enough people. But getting that inspection is a problem for us right now. Are you doomed to hold it without one? The home is newer and in great shape, but I know things can still show up on an inspection report. We've been offering a 1 yr. warranty in our advertising, which I know helps a lot of folks feel more secure. Is that enough to offer and skip the inspection?

Staying on the Internet proved more difficult than I had expected while I was in Italy. I was able to get on line only a few times, and I saw what was going on. I removed a few people from the Forum and blocked their ability to return. After that, it seems to have calmed down somewhat.
I never expected so many people to join the Forum and made no plans for vacations. The Forum continued to grow while I was away, and I will set up procedures to keep it better focused in the future.

If a broker advertises a house for a specific amount of money and sells it for a different amount is that a lie?
I don't mean to pick on you, because this "false advertising" concept has come up many times before, but please, let's grow up!
I don't think anyone should offer their home using the 5-Day Method unless they are really prepared to sell it to the highest bidder on Sunday night. If the high bidder can't get a mortgage, you may not sell it on Sunday night--but that doesn't make your statement a "lie" and it doesn't make your advertising "false". If your bank won't take the best deal you can get, you are not going to sell to the highest bidder on Sunday night, but that doesn't make your ad "a lie" or "false" either.
Most sellers who cannot complete the sale on Sunday night successfully negotiate with buyers and mortgage holders to find a price all parties can live with, shortly thereafter. Please note, the ad states only that the home will be sold to the highest bidder, it does not say that the home will be sold to the highest bidder at the bid price.
This is weaseling, as far as I'm concerned, and I honestly believe that the high bid on Sunday night after a "by the book" 5-Day Sale is the highest bid you can get on the day you picked to sell your home, and you should always take it. I always do.

I don't know if it's best practice, but I did mine without an inspection. I did have a Sellers Disclosure of Condition available to everyone though. Just a form available through the local realtor association that the seller normally fills out disclosing any defects that are known.

I have been quiet since I wrote about our sale in Charlotte a few weeks ago (September 29-30). I am writing now because of this topic, and because what I have to say might be helpful - plus I wanted to wait for Bill to get back and see what the guru has to say!
When we were getting ready for our sale, I read the archives of this forum, and noticed that many people whose sale went poorly said something like "I followed the book to the letter, except..."
So I decided there would be no "except" - I would follow the book to the letter. And I did. Until Sunday night! At 11pm I had two bidders who were edging up in $500 increments and were at $125,500 (I needed $136,000 to cover the mortgage). I was exhausted (that Sunday was a busy day!) So I told them both we would have to finish the next day.
My high bidder at that time asked if she could bring her partner to look at the house on that Monday. Meanwhile I had a call on the ad from someone who had not seen it before the weekend, and she wanted to see it, also. So I invited them both to come at the same time. The new person bid $130,000. Now I'm breaking the rules. What would you do? I told the other lady, and she promptly bid $132,000. And so it went, until the original high bidder ended up at $140,000. We got a contract signed, and the other woman called me again today - she wants to offer more! Now I have a contract, but if the financing doesn't pan out, I have my backup.
So I join the rank of those who broke the rules, but I got a bid I can live with, and my buyer is still getting a bargain. The bidding lasted two weeks or more instead of rushing to the settlement agant on Monday. But I think things will work out OK.
The paperwork clearly states that neither the bidder nor the seller is obliged to anything until a contract is signed.
During our open house, people constantly asked me what I really was going to sell it for, and I told them I was going to sell it to the highest bidder, and that was the mindset I intended to keep. When they questioned it, I asked them not to damage my intention! They understood, I think. But if the bid had not gone as high as it finally did I would have been looking at asking the bank to take a short sale - not the best of outcomes.

Definitely not best practice, but sometimes you have to do what you have to do. I am an inspector and some inspectors will take payment at closing. But is required to be paid within 60 days if it doesn’t close.
The purpose of the home inspection is to put the buyers at ease with the home and the 5 day sale method. When you offer your home for ½ price the first thing buyers want to know is: What’s wrong with the House? The inspection helps puts them at ease and removes a reason for not bidding. While you may still sell the house, you probably won’t get as high of a price as you would with the home inspection.

I don't know if it's best practice, but I did mine without an inspection. I did have a Sellers Disclosure of Condition available to everyone though. Just a form available through the local realtor association that the seller normally fills out disclosing any defects that are known.

Here's a question that's been on my mind. Perhaps you can answer.
Do inspectors offer a 2 inspection package deal ? What I mean by that is that I get an inspection done and it turns up a few problems that I had not noticed. I get those repaired, but I would like a clean inspection report for the buyers. Do I have to pay for another complete inspection or can the inspector modify the report and just look at the few items I fixed?

The value of land is often "imputed" depending upon what will be built on it.
Factors such as "improvement" product type (residential, industrial, office, retail, etc.) and the "coverage."
Coverage refers to the percentage of improvements (structures) to land. For example, 50% coverage of industrial product per acre amounts to 21,780 square feet of building to one acre (43,560 SF) of land.
When asked what's my land worth, a smart developer will say something like. "It's worth what I can build on it at a given time, and what I can sell what I can build on it when I'm done building it!"

Yes. It rarely works. You can't find 25 potential land buyers in 3 days--nobody really knows how to value land.

If a broker advertises a house for a specific amount of money and sells it for a different amount is that a lie?
I don't mean to pick on you, because this "false advertising" concept has come up many times before, but please, let's grow up!
I don't think anyone should offer their home using the 5-Day Method unless they are really prepared to sell it to the highest bidder on Sunday night. If the high bidder can't get a mortgage, you may not sell it on Sunday night--but that doesn't make your statement a "lie" and it doesn't make your advertising "false". If your bank won't take the best deal you can get, you are not going to sell to the highest bidder on Sunday night, but that doesn't make your ad "a lie" or "false" either.
Most sellers who cannot complete the sale on Sunday night successfully negotiate with buyers and mortgage holders to find a price all parties can live with, shortly thereafter. Please note, the ad states only that the home will be sold to the highest bidder, it does not say that the home will be sold to the highest bidder at the bid price.
This is weaseling, as far as I'm concerned, and I honestly believe that the high bid on Sunday night after a "by the book" 5-Day Sale is the highest bid you can get on the day you picked to sell your home, and you should always take it. I always do.
