Some potential problems are better than others, and having too many people at the inspection - while a potential problem - is a good one.
Since we spoke at length on the phone about your situation last week, I think you need to find a method to separate the locals who will be stopping by simply to "tour" the historic "Aylor House" from those seriously interested in purchasing the property.
One of the things that worked in our recently successful Denver sale was that when people came into the home, we asked them if they were familiar with Bill's book and the 5 Day Sale methodology. If they said yes, then we went right to showing them the home. If they said no, then we asked if they would like to view the short You Tube" video of Bill on Donahue - seehttp://www.youtube.com/watch?v=jDmh44ctM_Y
This worked very well. The video is about 8 minutes long and kept visitors busy while the owner was speaking with other visitors and answering their questions. Besides being informative, it also lent great "credibility" to the 5 Day Sale approach since nearly everyone has heard of Donahue.
Believe it or not, nearly everyone watched the video with emotions from curiosity to amazement. By the time they were done, they understood the process and wanted to know all about the home.
I know that you don't have internet access at the "Aylor House," but you could copy the You Tube video to a CD and run it off your laptop. Put in on a table in the foyer and set up some chairs around it.
Finally, are you getting many calls off the online ads we ran for you?

My sale is this weekend. I have a large 3-story historic home that I inherited (with a mortgage). The ad price is $99,500. I'm advertising in 5 newspapers and on lots of websites. I already have a website for the property: http://www.historichomesale.com so I'm posting the info. for the sale on it as well. I hung banners/sign at the property this morning and have already received 3 calls. The newspaper ads will start running tomorrow.
I've had the house listed with a realtor for 2 years with no offers. The home is probably worth around $225,000.
I'm expecting a huge amount of people wanting to see the house. Most will not be buyers. In an open house a year ago, I had 100 people visit in 2 hours with no offers.
The thing that I'm the most stressed about is just dealing with number of people inspecting the house. I'm thinking about a guest book for them to sign like a realtor would have at an open house. Or some way to separate the buyers from the lookers. Or is that necessary as long as I can somehow get to talk to the buyers while they are there?
There will be 6-7 people helping me to show the house. I was thinking about having one of them in the entry greeting people and I would be in the next room to do the "closing" after their tour.
Should I plan on printing 100's of flyers--enough to give to each visitor or give only them to the people interested in buying?
