[5-DayForum] what did you think??

Hi Marlena: Like any business strategy, sometimes a given approach works and sometimes it doesn't. When it does there are many variables that contribute to a given success, and when it doesn't there are many variables that contribute to a given failure. We are closing on a successful Denver transaction this Friday, October 19th, that my students at the University of Denver have documented as a case study.  I will be posting a detailed summary of the transaction the following week. Relative to Jim's comment about both the Forum being closed to those that might profit from it I'm not so sure about that.  If by that he means that people with knowledge, skills, and expertise in a given geographic area (Denver) or functional area (Marketing), and who make themselves available to others with a need on the Forum than I would disagree with that statement.  If he means, those with a closed mind and hidden agenda as to sourcing business, then I would agree.   As to his final comment regarding whether you can 'net' more money as a seller under a successful 5 Day Sale in the kind of soft market that most of the country is experiencing then based on my limited experience, I would have to disagree. The successful Denver sale I mentioned above will net the seller a few more thousand dollars than had Realtors (I am also a Colorado Realtor) been involved on both sides (buy & sell) of his transaction. That said, my students and I will be involved in another 5 Day Sale case study this weekend involving the a $300,000+ property - see the attached 'Bulletin Board' posting ad and attached word document with online listings in support of the sale, that a group I'm associated with has consulted the sellers on for your review. The Rocky Mountain News will be doing a story on this sale so everybody wish us luck! The 5 day probably won't work as written. The forum is censored by those who stand to profit from it. You need more time for ad's and inspection times and days, and a higher starting bid based on what $ you are hoping for, and disclosure, and target your buyer, who would buy it at what discount. The 5 day is a one size fits all non-solution, and in most cases will not net any more than using a Realtor, and not worth all the hassle.

Well, for our 1st try this past week, it didn't bring a bidding, but it DID bring in the people because of the ad.  The more people who see the ad, the more that come.  They may not bid but you might still get a sale.
