One other question I would like to hear you address, Bill - do you expect each bidder on the bidding sheet to bid higher than the previous one? I did not, I just told people that any amount would make sure I called them on Sunday evening, but that being the hig bidder would give them the edge. Others I have spoken to have looked at me as if I was losing my mind and said of course they have to bid higher than the previous on on the list or what's the point? Maybe it doesn't matter.

  Not dumb.  You leave it in plain sight.  You discuss it with potential buyers.  You don't know what to make of the bids, and you ask them what they think.  Nobody bids blindly.  At the end of the day both you and the high bidder believe you have found a fair price for your home on the day you offered it for sale.
