60% to 70% of your home's value, ie, your reserve/expected value is $200k,
so set price at $124.500 or $149,500. In this market, we thought we'd be
lucky to get people to go up 30% above the ad price, so went with the 70%
rather than the 60%, and that's about where we are today. This eliminates
many lookers, but we still had plenty of traffic because of the novelty of
the sale, as well as the signs. The flyers really work; we put out about
2000, and got our buyers from these. George has some great examples. It's a
lot of work to put them out, but that's why we are saving the realtor's
commission.

Did call, they are out till Monday.Do you mean that the starting bid is
started at 60-70% below value? Or 60% of value?

I would recommend that you call George. Like any good coach, the interview
process will show you if there is a fit between you.

 

A couple of differences: starting price 60%-70%; telling people that a
reserve DOES exist; signage; coaching from start to finish, including AFTER
the event, and trying to close the bidders!
