[5-DayForum] What about George Cappony & Extensive/Expensive Marketing?

I just completed my 5 day sale, under the tutelage of George Cappony. I
purchased one of his more expensive packages, to include signs, a website
HYPERLINK "http://www.mynewrihome.com"www.mynewrihome.com, and hours of
George’s very specific coaching.

 

Was it worth it? YES!

 

We started with the book, which is great as far as it goes. George gives Mr.
Effros great credit for the ideas there.  We disagreed, respectfully, with
some of the “rules” – 50% of the value in the ads, limited marketing, no
reserve, etc. This 5day method is VERY different, and having a coach along
the way was very appealing, and to me, NECESSARY.

 

The 5day sale is a lot of work. For most of us, this is the most expensive
purchase/sale of our lives. Can you do it from a book and forum? Yes. But
why to most people hire a realtor? Because they are the experts; we expect
them to price it right, advertise it right, and COMPLETE THE SALE. In
today’s market, I want a salesperson who knows how to COMPLETE THE SALE.

 

We paid George over $2000 and got a GREAT DEAL. What price the pro? Golf
pro, tennis pro, you name it, they all charge in the $100’s/hour. For our
money, we got George, plus great signage, a great website, and George’s
extensive system, including CD’s, data files, and more.

 

Results: our house in RI has been on the market for over a year with 3 top
realtors. In our 2 day open house, we had over 40 couples attend, more
traffic than those 3 realtors in a year’s time!!! We had 10 bidders; we are
down to our final 2 today (Tuesday).

 

Results: over 50% came in off the signage, and all the bidders commented how
impressed they were with the quality of the signs, website, and info on the
best bidder system. One of the 2 final bidders came in from the flyer, the
other from the $800 ad. Were the signs worth it? YES!!! Only ONE bid from
the signs, but the bidders were in the house WITH the lookers, who lent a
great deal to the sense of urgency and excitement to the sale.

 

Best of all: George answered the phone. Pre-sale, Saturday at noon, Sunday
night during the bidding rounds. WOW! What value is that?!!
