[5-DayForum] What about George Cappony & Extensive/Expensive Marketing?

I am confused about paying others to help with this method and especially to
spend thousands on what George Cappony has on his site for marketing,
materials, signage, mailers, website exposure etc. etc. I understand he has
a check list of 300 items you must get done to be successful with the sale.
Does anyone have access to these 300 items? This feels like somewhat of a
contradiction to the book, which supports do-it-yourself, which has so much
appeal and simplicity.
It makes me wonder what it really takes to be successful. I understand that
some of the people who show up expect to pay close to half of the market
price of the home and can be upset that it really isn't going for that.
Should that be explained up front? Also, financing is an issue these days,
so how can you screen for those that actually will qualify in the event they
win the bid and want the house? If it takes a few weeks to find out they
don't qualify, you might have lost your other top bidders.
