[5-DayForum] Running a sale 1st weekend of December in Colorado

The market I am in is SW Longmont a community 20 minutes from Boulder
Colorado, which has a stable and even appreciating, insome hot spots,
market. East Longmont has a lot of foreclosures and is not doing well
generally, as deveopers have over-built and hurt the re-sale market. 
 
The home I am selling is in a development and only 1 year old. It's
condition is like new. It is also known for being very close to some good
schools in the area. I have staged the dining room, living room, kitchen,
baths and the master bedroom, so it shows well. The seller is a real estate
agent, as am I. I feel he has it priced a bit too high for the market,
although he can't afford to sell it for too much less because of the
mortgage he has on it. It is priced at 300K. I was thinking of starting at
150K and we need to get at least 275K for it. 
 
Any thoughts about a successful sale in this area and with my starting
price? 
Kyle, from this list, ran a successful sale in another part of Denver last
month and used 13 links online as well as a local ad. Just wondering about
others experience using online ads and where they placed them?
