Gosh, your nervousness about this is coming through loud and clear! What's the worst that could happen?
As a new investor, your best attitude might be to consider this experience as part of you education. That may lessen the anxiety. Your attitude rubs off on the people that come through the house, which is why I am addressing it here. You need to come across as confident, smiling, ready to answer questions openly, sure of yourself.
I have come to believe that the number you use in your ad should be really low to attract more lookers. It's not what you're going to sell it for, so it really doesn't matter.

I know this horse was beat to death a while ago, but it was around the same time Bill was on vacation. I have finally committed myself to doing a 5Day the first weekend of December. According to our faith, Sundays are off limits. Continuity says Tues-Sat would work best, but Bill has said Wed-Mon (skipping Sun) is preferred. Why is this? To avoid buyer's remorse? Does that give enough time for people who work to inspect it? I've notice most people show up on the second day. I'm so scared to get this wrong. I've just started investing in RE and this would be my first deal to close. (Danielle- you have been my greatest encouragement these last few weeks). Also, 100K would pay off the mortgage (it's a foreclosure), but comps back in August were showing I could get 150-160K. Opening bid at $75,900 or just plunge into the deep end at $49,500? I can hardly get myself to even post this message. OK, here I go...
