Yes this counts. If you can easily send more photos you are sure will
make this person more likely to attend your inspection, send them. All
you are trying to do is get people to look at your home. The more the
better. However, ultimately, all you want are the three real buyers who
will bid against each other, so if you lose a couple of unreal buyers
along the way, it doesn't really matter.
As you start to get more and more responses, you will develop your own
style, and your own way of responding. The large number of responses
lets you know you have advertised in the right places, and you have
advertised at a fraction of what people know your home is currently
worth. That fraction may be 50%; it may be 75% -- that remains to be seen.
Just be yourself, and become comfortable with the idea that you can
bring the three real buyers to your home, and it doesn't matter if you
make "mistakes" along the way -- as long as they are honest mistakes,
and you are perceived as an honest seller.
It is exciting, there's no doubt about that. It's also completely safe
if you do it properly. And quite reliable.
