Bill suggested me to see how many people are willing to bid within the selected range and not to run Round-Robin if nobody fits my range. I didn't feel comfortable doing this. I had these "serious buyers" who were looking forward to Round-Robin so I couldn't cancel it. Instead I told them what I told and I was comfortable with this and I didn't break my own rules.

I can say one thing from  listening to Bill , and someone tell me if I am wrong -- you broke the rules.  You weren't suposed to tell bidders that you would take the highest bid only if it's acceptable.  
2.  This sounds precisely like a house I have for sale.  I lowered my beautiful house from 250K (the theoretical value!!) to $229K on MLS.  Still NO response (That's the indicator).  So, let's say you lower the price to ??? $219K??? $209K??  By the time you equal your price listing through MLS, you will have to drop to $200K.  Which may, in fact, be the best price you can get through MLS with a realtor.  Probability, your house MAY fetch $200K-$220K on MLS. House values may still be dropping. It's a big risk to hold.  I think if you can get the Buyer up to 200K take it.  That's just my thought if you really want to sell.  I am in the same boat as you, and it is a real BUMMER.
