Sorry to snap a little earlier.  I'm glad you are optimistic, which certainly avoids personal depression even if there is or is not a economic depression.  I think people that have had property 5 years also know that things take dips, and they should be VERY happy, even if things take a dip. But, my opinion is, don't let your optimism get the best of you, and we are quite possibly heading toward a real live depression, and regardless if we are or are not, Las Vegas may not start to appreciate again for a long, long time (like 5+years).  Again, just my opinion. Financially, its probably better to sell and take a loss, because your rents can't equal the mortgages or oportunity cost, and it's futile to hold property now.  Maybe buy again in 3-5 years?? Well, people will be arguing over the best thing to do right now for the next couple of years, and somebody will be right and somebody will be wrong!!!!
