I have a newly rehabbed home in Houston that I want to sell using the
5-Day method. I tried to do it last weekend, but I didn't receive any
calls at all. I know I did not advertise in enough places as we rushed
to run the ad last week at the same time we were trying to get the house
finished before the holidays, so we were not well prepared. But I am
surprsed that I did not receive even one inquiry. I tried to get my ad
to look like the sample in the book including price point selection, but
was startled to be quoted $800/Day for a display ad that is two columns
wide in The Houston Chronicle. That seemed a bit much to me. Is that the
sort of rate I should expect to pay? Being rushed, I nixed the two
column format and took a shot squeezing it into one column. Not too
impressive.
When I Googled "Sell on Sunday" I found maps and addresses in all the
ads. That surprised me since I thought it was supposed to be necessary
for the prospect to contact the seller not just "show up". Are the
"rules" different for website ads? Is everyone else just ignoring the
parameters described in the book? Are they successful?
Every website I have looked at as a prospective buyer uses a template so
all the listings look the same and none stand out. They also provide a
lot of information that I thought was supposed to be omitted. If I use
one of them, won't my ad just seem incomplete? I have heard about
Craig's list but have not looked there because of negative comments
there about 5-Day sales.
Do they use a template too? Do buyers check there? ...It doesn't come
up when I Google real estate in Houston.
So, now I have to wait until the first of December before I try again?
And what's the real word on photos? Do I do a full layout like in the
MSL ads? Do I just do the curb view? What gets the best results?
