Just tell people the truth if they ask.  Take as much or as little time as you feel you need.  Don't bring it up unless asked.

The real buyers will understand what they are looking at, and they'll know what it's worth.

I believe you.  So will they.  Then everything will be checked out during the inspection.

You are on the right track to selling your home for the most you can get at this time.  Just be yourself, and you'll be fine.  

Keep us posted on this list.  I didn't realize until now you are currently running a sale, and I will look for your email and answer more promptly if I can.

Bill, I have a question for you.
According to tax records my house has wrong Sq. Ft. - less then in reality.
Based on tax Sq. Ft. Zillow put wrong number of bedrooms (3 instead of 4) and bathrooms (2 instead of 3). So Zillow estimate is $68,000 low then estimate I created from Zillow based on real facts. Should I explain all of this to potential buyers if they ask me about tax value and Zillow value (I've already tried to explain this to somebody by phone but they didn't get it, thinking that I'm trying to artificially increase value of my home. So what should I tell people asking about taxes and about Zillow estimate the way that they really believe me?
