Galina,

Just tell people the truth if they ask.  Take as much or as little time 
as you feel you need.  Don't bring it up unless asked.

The real buyers will understand what they are looking at, and they'll 
know what it's worth.

I believe you.  So will they.  Then everything will be checked out 
during the inspection.

You are on the right track to selling your home for the most you can get 
at this time.  Just be yourself, and you'll be fine. 

Keep us posted on this list.  I didn't realize until now you are 
currently running a sale, and I will look for your email and answer more 
promptly if I can.
