Try it.

I get the world's best renters.  I will wind up with 10 people, all 
prepared to pay essentially the same price.  I use a daunting 
application, given only to the high 3 bidders.  They must jump through 
hoops--very quickly--for the privilege of renting from me.  I get 2 
months security (which is not the first and last month's rent) plus the 
first month's rent.  I give 1 year leases which increase each year only 
by the cost of living index. 

My renters stay for years, and return the apartments in spotless 
condition.  They always rent at the high end of the current market 
value--at a price they pick. 

Use the 5-Day Method to get both the highest rentals and the best tenants.
