Adam,

Use the 5-Day Method.  Substitute the word "rental" for the word 
"sale".  The evolution of the 5-Day Method has rested heavily on my 
repeated use of it to rent properties my family owns.  This has allowed 
me to change factors, try different time frames, vary starting prices, etc.

If you start at 50% of the current market rental, advertise in the right 
places, and do all of the other things we speak of in this Forum--you 
will rent your property at the high end of the current market price 
every single time.  And, your properties will never be vacant for more 
than 1 month.

Try it.
