I have to sell my home ASAP. I moved to another sate (GA) 3 months ago, home was listed with realtor for ~ 110 days, I had couple offers: one is not acceptable and another - listing price offer (after price was decreased twice), but buyer was not approved for mortgage. So I researched internet and found 5-day method. I couldn't take a risk, so I put low enough price: $99,500 - my house worth about $250,000 and probably $235-$240 under current market conditions. I put advertisement in 2 Charlotte newspapers (daily and weekly) and on ~ 25 web sites (free + 3 payable). I started advertise on Monday. I got a lot of calls: from people from Charlotte and from other states wondering why is so beautiful house and so low price. By Friday 8PM I got total 40 inquiries (phone calls + emails), about 27 from people who really wants to inspect my house and about 13 from people who just wondering. Bill, I have a question for you.
According to tax records my house has wrong Sq. Ft. - less then in reality.
Based on tax Sq. Ft. Zillow put wrong number of bedrooms (3 instead of 4) and bathrooms (2 instead of 3). So Zillow estimate is $68,000 low then estimate I created from Zillow based on real facts. Should I explain all of this to potential buyers if they ask me about tax value and Zillow value (I've already tried to explain this to somebody by phone but they didn't get it, thinking that I'm trying to artificially increase value of my home. So what should I tell people asking about taxes and about Zillow estimate the way that they really believe me?
