[5-DayForum] We had the people but not 3 real buyers only 1-what to do ?

Bill,
   We had ads in major medai both print and internet. 
  Signs out front and down street to give direction to our house..
  Our ad was at the magic number of $99,500
  Our response was at least 25 people
  Our Saturday was slow 6-7 people came to the house and 3 signed the bid sheet.
  Sunday was quite busy w/15-17 people and 11 signed our bid sheet.
  The round robin started fine. 
  and had bids on the intial bidding sheet for $155,000 . 
  It went fine the first round but when the second
  round hit $160,000 people started droping out .
   It seemed out of all our bidders one stood out as a serious buyer.
  They came at 4.55p on Sunday and were the ones to put in $155,000.
  It was getting late and voice mail was put on for several in the 3rd round.
    Our serious buyers last bid was $160,000. And one other possible bidder 
  but feared she couldn't go beyond the $160,000..
    By not having 3 serious bidders it's hard to determine what the fair market value
  truely is - what do you recommend
    A house sold this past month for $190,000 not as nice design and no pool
