Try what I did: my condo has been listed for 4 months. Some showings, not a  
single offer. I found the book and talked to my agent about it. He offered to  
take 2%, which would be a recognition of the work he did do, also he would  
provide support during the weekend, and complete the follow-up paperwork.
 
Look, the agent knows the property isn't moving. Until it sells he gets  
nothing. 2% of something is better than 6% of nothing. Plus, having a listing  
sell looks good for his numbers. Be upfront with him/her. Share your thoughts,  
ask for input, figure something out. Most realtors are willing to do almost  
anything to get a sale nowadays...
