[5-DayForum] 20 by Friday

Kimberly,

You won.

I got 20. We definitely are going ahead with the sale. Got enough good calls
to validate it in my mind. Lions share was Ft Myers Newspress by far.

Craiglist was virtually nothing here in southwest FL, SO we definitely could use
a strong promotion of sorts for Craigslist around here. At least this part of FL
is not known for its "high tech" tendencys.

I'll bet it works great on the east coast of FL though - Ft. Lauderdale/West Palm/Miami.

Anyhow, have a great next couple of days.

Got our 25 already this morning, had three phones calls right in a row, was on the phone with one while the other was calling. Interesting note, one of the lady's said her friend told her about the house and that's why she was calling... experiencing the "buzz." :)~

    Good,

This is exactly what you and your husband should be doing at this time.

    You have a realistic expectation.

You got immediate responses while others did not.

No matter how many show or don't show; the 3 real ones will be there.

Work with them, and you will arrive at a mutually agreeable price.

      Good Morning, Bill

Weird thing is, I'm really not nervous about how many responses there are and neither is my husband. We have a feeling it will work out and that's exactly what we want to do, sell and move on. I'm just trying to get the paperwork fine-tuned and continue cleaning. We have everything pretty much ready, just down to the wire now, which reminds me I should get off of this computer and get some more stuff done. :)

Thank you for all of your thoughts, ideas, advice, support, etc, etc. I appreciate it.

        Kimberly,

Yes, the one earlier does count.

Here is the way I would view your situation if I were you:

First, I would stop fretting about whether I would get 25 calls by Friday night. (I fret, too, but at this point I would be sure that I had found the right combination of price and targeted advertising to ensure that my 5-Day Sale would yield the highest possible price on Sunday night. I would know, on Friday morning, that I got 20 responses on Wednesday and Thursday--days when conventional wisdom says "no buyers are looking on those days--it doesn't pay to advertise..." That's good enough for me. I know the real buyers are all over everything so they can get to the dropped prices first. If you got 20 responses in a time when "nobody is even looking in the papers and there aren't any ads..." you can be sure people are noticing. (Provided only that the responses are coming solely from targeted advertising, and not coming from lawn signs and clowns with cattle prods.)

Second, my attitude would be preparing myself mentally and physically for what's coming, because it would take an avalanche, almost literally, to stop this sale at this point. Yes, I would count the next 5, and then I would stop counting and start concentrating on making sure I sold the virtues of my home to every potential buyer, and that I convinced each that if they did not inspect and bid there would be no additional negotiation on Monday morning.

If you believe this is true, it is easy to convince people that it is true. If you don't, it's hard.

        >From all of your responses I believe you and your husband understand you are not likely to get as much as you had once thought your home would be worth at this time. If you trust the way you have run your sale (and I would) you will sell your home to the high bidder on Sunday night and move on with your life. I don't think you will ever regret this decision, or think you could have made a better decision at this time.

        Good morning.

          Hi Bill,

Thank you for your input, much appreciated!

The response count is at 19 as of right now, Thursday at 10:30 PM. Got 1 before we started (a realtor who responded to a previous ad I had on Craigslist for one day before finding the book the next day and taking the ad off Craigslist. She called asking if we would work with them if they found us a buyer. I told her no and explained what we were doing and she was very intrigued and wants to come to the inspection to see the process and if she might have a buyer. I had asked in a post if I should count this but don't think you responded, so maybe you can let me know now if I should count that as a response?), got 13 yesterday and 5 today.

Going to bed now to get some sleep.

          Thanks, again!

            Kimberly,

Most people will not be among the 3 real buyers. If foreign speakers are really interested they will come with interpreters. Kids are fine. Kids are probably best, because they won't "spin" what you say.

Anyone who advances the bidding is good for you.

You are talking about real money here. So are they. You may have to work through cultural differences. Negotiating a price may come more naturally to them than it does to you.

Somebody is going to offer you more for your home than anyone else. That is the only person your settlement agent will have to work with. If there is a misunderstanding, you've got another person...and another. All of the top people drove up the price higher than it would be had they not participated.

Enjoy the foreign speakers. Enjoy everyone. They are trying to buy the best house they can get at the lowest price they can pay. No more. No less.

Have a good time. You know exactly what to expect.

            What is the response count?

I have a question I've been pondering since speaking to a few of the people who have responded. A few of them cannot speak English well. If it comes to the point of one of these people being in the bidding process, does anyone have any ideas on how to handle the communication gap? If they cannot even understand a lot of what I'm saying when I'm explaining the process, how can we know they understand the bidding process well enough to participate with all of the correct information? Is it inappropriate to request that they have an adult interpreter during the bidding process? (I say adult because a lot of them have their children interpret for them). It may not come to it, but I would like to be prepared if it does. I don't want to leave them out of the bidding process, but I want them to be able to clearly understand what they are participating in.
