Yes, the one earlier does count.
Here is the way I would view your situation if I were you:
First, I would stop fretting about whether I would get 25 calls by
Friday night. (I fret, too, but at this point I would be sure that I
had found the right combination of price and targeted advertising to
ensure that my 5-Day Sale would yield the highest possible price on
Sunday night. I would know, on Friday morning, that I got 20 responses
on Wednesday and Thursday--days when conventional wisdom says "no buyers
are looking on those days--it doesn't pay to advertise..." That's good
enough for me. I know the real buyers are all over everything so they
can get to the dropped prices first. If you got 20 responses in a time
when "nobody is even looking in the papers and there aren't any ads..."
you can be sure people are noticing. (Provided only that the responses
are coming solely from targeted advertising, and not coming from lawn
signs and clowns with cattle prods.)
Second, my attitude would be preparing myself mentally and physically
for what's coming, because it would take an avalanche, almost literally,
to stop this sale at this point. Yes, I would count the next 5, and
then I would stop counting and start concentrating on making sure I sold
the virtues of my home to every potential buyer, and that I convinced
each that if they did not inspect and bid there would be no additional
negotiation on Monday morning.
If you believe this is true, it is easy to convince people that it is
true. If you don't, it's hard.
From all of your responses I believe you and your husband understand
you are not likely to get as much as you had once thought your home
would be worth at this time. If you trust the way you have run your
sale (and I would) you will sell your home to the high bidder on Sunday
night and move on with your life. I don't think you will ever regret
this decision, or think you could have made a better decision at this time.
