Steve, you didn't say the price you were hoping to get prior to the sale and
ending up taking after.  Would you kindly share?  This would provide
valuable insight for those of us processing the unsuccess of this past
weekend's sales.

I've had so many replies, that I went and dug up some old computer backup
disks with the files!
 
I found out that I started the price much higher than I thought! (see ad
below)

It still worked.  We got tons of traffic.  Also, note that I used both terms
"best bidder" and "highest bidder". 
 
Bill E. wrote me and said he might have some discrimination concerns about
term "best bidder".  
He might have a valid point, so use at your own discretion.  Remember, I am
not a lawyer or a  Realtor!
 
Some comments for everybody I see with questions:
 
The bottom line is this:  Bill has blessed us all with a phenominal system
that has worked eons.  
The proof is in the pudding:  After all this time, Bill still ranks in the
top 100k on Amazon (that's incredible!)  
Also, look at the volume of people and activity on this message board.
 
If you are on the fence.  Give it a try!  You'll have a ton of fun and will
probably sell your house, too!

Hi, Steve!  When you used this system before, it was a while back. You were
working from an older edition of the book.  Did you start with 50% off of

Yes, Kimberly.  I used it everywhere.  We even had "Best Bidder" sale yard
signs placed all over town.  Some people showed up thinking it was an estate
sale!  But it brought in traffic and created a huge buzz!  Which was exactly
what I needed after languishing on MLS for so long.

Ha!  I like the phrase "best bidder!"  Did you put that in both places in
the ad?  $249,500 or Best Bidder, and Home to be Sold Sunday Night to Best
Bidder?

I'm no attorney, but I can tell you I doubt that is true.

1.  Most states require a written contract for a real estate transaction.
You are not obligated to sell something based upon an 8 line classified ad.

2.  Somebody would half to spend a lot of money and time to sue you for
specific performance.  By then the house is long sold.  It ain't worth it.
They will simply move on.

3.  I used the process and changed the ad to "Best Bidder".  What is a "Best
Bidder"?.  Is it the highest bidder?  Is it the person that can close
soonest?  Is it the guy that offered to trade me his house Palm Springs?
It's completely subjective, it's whatever I say it is.  There is no
definition for "Best Bidder", thus it would be very difficult to sue.

There are a lot of naysayers that have no idea about the sale but want to
convince you it's a bad idea.  Don't listen to the! m.  Don't look for
reasons
why not to do a 5-day home sale.  Just do it.  It works.

I s! poke with an attorney and he told me to be careful because if you are
not
offered enough from your highest bidder and don't accept the bid that they
could turn around and sue you because the ad says that you will sell Sunday
night to the highest bidder. Does anyone know about this situation??
