  As people come & ask why the low starting price I am reminded of an old
  story once told to me. Let me know what you think about it.

  You may ask why we began this sale with such a low starting price.
  The best way to explain that is to relate an ancient story to you.
  Many years ago a farmer was having difficulty getting his mule to pull his
  cart.
  He was yelling at the animal & whipping his hind quarters with a stick.
  A wise old monk came by and told the farmer that he needed to treat the
  animal with love & kindness and then he would respond. The farmer asked the
  monk to show him what he meant. The monk picked up a huge rock & slammed the
  mule on his head knocking him half-senseless. He then got into the cart &
  with a gentle flick of the stick on the mule the animal began to move. The
  farmer was amazed but confused. I thought that you said that you needed to
  treat the animal with love & kindness. That is true the monk said but first
  you have to get its attention.

  That is what we have done here. By advertising our home at this low price we
  have gotten your attention and now we will treat you with love & kindness.

  Everyone who has been here has left a bid. Most are below the original
  asking price but I have explained the process & I hope everyone understands
  what is going on. I think that they all realize the value - I hope.
  Although I did not have as many people show up as I had anticipated all were
  quality showings. I spent at least ½ hour with each person/couple. I guess
  the proof is the amount of bids left which was 12.

  Is it customary for the bids that are left to be low?

  Expect and believe the best will happen and you won't have 1 bid.  Just as
  much a possibility
  you'll get 4 or 5 at the end.  (how do you teach your students in sports?)

  1 Bidder:  1)  Hope its a good one
                  2)  Neither of you are locked in until contract
                  3)  If its not far off......negotiate some and be truthful
  what you really need to go
                       to contract.  Win win.
