Hi Tom -
I asked that same question to Bill Effros when I first started reading the book and that was my only concern - "false advertising." He said that if we are more comfortable putting in "highest reasonable offer" it would be fine, but he thinks leaving out the "reasonable" part will draw in a higher bidder, but that even if we put "reasonable" in there we would still sell our house. He also said that in the first two versions of his book his lawyers told him he had to put the word "reasonable" in there, but in the last version of his book (just published) they let him take it out. I know the law here in Washington is that even if there is a verbal agreement to buy/sell a house that nothing is binding until a contract is signed, I talked to a lawyer about it, which put my mind at ease. We will be trying this process next week and will let everyone know how it goes and I will try to give you some feedback on people's responses to the ads if there is any as far as the wording goes and what might work and not work when talking to people about it (if that particular subject comes up with the callers/bidders).

Why word it as "will be sold to the highest bidder?" Is it simply that this wording has much more powerful appeal to draw those who view the ad into calling and becoming a legitimate call? Do compromises of that same phrase including "best reasonable offer" or other compromises make the reader of the ad just uncertain enough that there is a smaller chance they'll take the time to make the call?
Also do you have any response to Q1 ?
