  Yes, we own the land and the home is tied down.  The neighborhood is about 4 miles outside of Ashland.  It is a total of 26 acres with homes on lots of half an acre or larger.  Great "country" living.  The property was recently appraised for $340,000.  We advertised it at $149,500.

  For Everyone, the word is CRAIG'S LIST!!!   We have gotten 21 responses from Craig's List.  Four were by e-mail, the rest were telephone calls.

  Last evening was a hoot.  We got six calls between 8:07 and 8:35 PM.  We are up to a total of 31 responses all but one say they will be here for "inspection" this weekend.

    If I remember correctly you own the land your manufactured home is on.  Is that true?  Is it tied to a cement foundation?

    We are planning a 5-Day sale, but for later in June.  But our home is in a Senior Resort Community on leased land.  Homes stay on the market in here for a year...often longer...due to financing issues.  I would be willing to seller finance, with a 20% down payment.   

    That's about it from us.  I'll keep my eyes peeled for your reports.

          Happiness is 25+ responses before 5PM local!!!  I have been getting very positive imput from almost everyone.  Craig's List is still the top producer of calls.  However, I got two calls from the free Nickle Saver today.  We have advertised in the local, regional and free papers plus Craig's list and all the ones that John Houston has. 

          One more day of calls and then we'll see if we have any buyers in the bunch!  We'll keep you posted.

              Our first day of advertising was great.  We got 15 responses - 2 from a regional newspaper, 2 from the local newspaper, one who heard the home was for sale from a neighbor.  The rest were from Craig'slist!!  I even got a call from a mother who lives here.  Her son in RUSSIA had seen our listing on Craig'slist and the mother called so she can see the home Saturday for her son!

              I am now a big believer in the Craig'slist and John Houston.  We used the service John offered earlier and it is working wonderfully!  John is a real talent and if you use him, he has a PayPal account if you feel motivated to compensate him for his time and talent. 

              Almost everyone I spoke with yesterday said they liked the idea of the 5-day sale and seemed to understand what we are doing.  I will update again on the action today.
