I find there is no lack of buyers at the right price. The question is, can you take that price?
   
  I did a test on Owners.com last year. My home was listed for $279,000 just like all the others of it's type and size. I got no response. Just for fun, and to see who was reading, I put the price at $179,000. Wham... I had people itching to "see the house". Some of them demanding they see it "Today!".  
   
  It seems price is king. The prices today will look like screaming bargains 10 to 20 years from now. Just look back that amount of time and see if you would pay those prices.
   
  I think Bill is right, if you can't sell it, then hold it. Refinance, lease it, do anything you can to make those payments. If you can hold out long enough you can come out ok.
