I'm still worried about that bridge.  As you can see from other 5-Day Sales,
that's not a strong response in our terms.

Postpone the sale and regroup if you fail to get a strong response.  We can
help you do that.

Think more like a guy and less like a lawyer -- speak more like a guy and
less like a lawyer.

Right now you are just a home-owner with a home for sale.  Nothing more.
Nothing less.  You are looking for someone willing to pay more than anyone
else will pay on this particular weekend.

Andrew,

Realtors will bring you good buyers.  If they can convince their clients
that your home is worth the high price + 3%, they can make money for their
effort.  The client pays the commission to the broker, not you.  You get the
highest possible price.  Don't discourage these people, work with them.  You
are trying to sell your home in 5 Days for the  most money you can get.  You
are not trying to score intellectual points.  Even the brokers who don't
participate in the inspection have helped you by responding and validating
your price and media.

Hi Andrew Nelson and All,

  Just a response to the "I feel dirty from talking to realtors" statement.
 
Guess I'm in the minority here.  I'm a Realtor who also does some investing
so I'm always looking for the best buy out there.  I used the 5 day sale
method for one of my sellers last week.  What is the deal here?  Do you
think Realtors never buy?  Wrong!!  We are people too and live in houses and
have fathers and mothers who live in houses too!!!

The 25-call count is a mechanism for determining if targeted buyers know
your home is available, and will be sold this weekend to the highest bidder.

If the 3 real buyers show up, they are going to bid against each other, and
you will get the most it is possible to get for your home on this weekend.

People who just happen to see your signs are not "targeted".  Real Estate
Broker signs are not "targeted".  This is the "blunderbuss" approach, and is
not recommended for 5-Day Sales.

You just want to get the 3 best buyers who are actively in the market, right
now, to bid against each other.  You take the most you can get.  First you
must make sure they have seen your ad.  Next you must get a response.  Then
you must get them into your home.  

If 25 respond to targeted advertising by Friday night, you can be sure 3
real buyers will show up to inspect your home and bid.  Why wouldn't they?

Well, after day one, we had 6 people show interest, 2 phone calls, 2 emails
from craigslist and 2 parties that stopped by and while reading our open
house signs in the yard, asked for more information.  

I had a question about realtors.  We have been inundated with realtor calls
and letters in the mail, offering the world if we would just list with
them...I throw everything away.  What I am not sure of, is the realtors that
call, referencing the open house and have questions about the auction.  I
don't really consider these people potential buyers, so I am leary in
counting them as part of the 25...what have others done in the past?  Both
realtors that called (both from Coldwell Banker) indicated they would stop
by the open house...I told them I looked forward to seeing what the left as
bids!

I feel dirty after talking to them...I need a shower...
