Brent;
Did you count the ones that emailed you as part of your 25? I have 180 people that expressed an interest via email, but, I know for sure that not all will come to the inspection. It's simply too easy to email and some are out of town and will not be able to come.
Some of them keep bugging me. A few wanted to deal on the side before the sale.

Hi Todd,
Sorry to hear it didn't work out so well.
For what its worth about internet advertising. I used
owners.com and craigslist.
I couldn't tell who came from which site, but I think
most were craigslist.
For Wednesday and Thursday I had 12 total emails from
both sites.

Since this is my livelihood (as opposed to a homeowner who just would like to sell) I'm under financial pressure to get some houses sold. I'm hoping that once I get one successful sale, I can duplicate it with the others.

It's a lot easier to fix 5-Day Sales on subsequent weekends than to run an inspection and round-robin and try to fix your problem after losing the trust of your best buyers.
