[5-DayForum] A thought about prices

 Hi Scott,

We have similar issues with our house.? Because we are rural and not everyone knows about the area that I live in, if I were to price my house with its magic number of 199,500, it wouldn't raise any eyebrows because there are a wide range of prices here and the magic number for our home would just look to someone from the outside like one of the lower priced homes.? Although my home falls in the mid 400 range, I believe I will have to go down to 99,500 to raise enough interest to get people to call.

I believe you shouldn't fool with the 5 day sale method for the most part, but as you can see from some of the problems that rural or other unusual areas have when using the method, we may have to go lower for magic numbers and be VERY aggressive in our advertising.

What can we do in the advertisement to feature the value? I've
seen some put in text like "Appraised at $519,000" Does that help or
hinder the sale?
