How about this: "We think the house is worth a lot more than that and we're going to sell to the highest bidder Sunday night." If I was a prospective buyer and you told me that you thought your house was worth $230K-260K, I might be hesitant to leave a bid if I didn't think the house was worth that much. You want everyone involved in the bidding you can get at the open house. Putting the hard numbers out there just creates expectations in people's minds -- justified or not. Leave it to the bidders' imaginations where the bidding will end up. The three serious buyers you draw out will have a good idea what your house is worth -- to them anyway.
