About two years ago I chanced across the 5 Day book, bought it, read it three times over.  My wife and I started a $700k home at a bit under $500k.  Desirable area.  
   
  We did 2000 postcards, 50-75 signs, web site, ads, ( no toll free # tho), and so on.  We did full inspection with 20 copies printed. In the end, we had 164 singles or families visit, 11 bidders, and got $700k as a top bid.  The program works. Our only mistake was NOT taking the high offer as we listened to friends who said to try and get $720k min.
   
  Well, we lost the deal, and sold the home later for $625k 2 years later!  Moral....the system works, we went 23 rounds between 2 bidders.  Don't overvalue your home!  If there are plenty of serious bidders, and you get down to 2-3, you will get fair value.  It may not be what you want, but it will be fair.  And fast!
