[5-DayForum] How to "count" the 25 inquiries

I need your advice as soon as  you can give it to me.  It is Friday morning and my sale begins tomorrow.  Here is the situation:  I have gotten over 30 responses to my ads; however, some people have bowed out and won't be visiting this weekend to view the house because they interpreted the ad to mean that I would accept the ad price ($199,500), if I didn't get a better offer.  I bought the house for $355K and am looking to sell it for something close to $400K.  

Should I consider a phone call or an email that doesn't commit them to viewing the house as one of the 25 minimum?  Your book suggests to cancel the sale if I the seller doesn't get 25 responses by Friday night.   I can easily cancel out those who have declined to come and see the house.   But I am not sure how to treat the responses that did not commit one way or the other.  

If you could, would you respond by this evening?  I made a similar email request several days ago and it was acknowledged.  However, I have not seen your reply.
