Thanks to all of you for your thoughtful responses. All of you are
so right about getting emotions out of the process. I am certainly
not a salesperson with the mindset of NEXT. I'm a librarian, and my
job is to reach out to others and help them locate what they need,
not stopping until we've located it. This 'moving on' thing is new
to me.
OK, so we have our 25 respondents -- as Bill said, that part's over.
Yahoo! We have printed 100 copies of each of our handouts; they're
all set up on a table and ready to go. The house and yard look
great, in my opinion -- we've worked hard to make it look its best --
even 'staging' the dining room table with tablecloth and dishes,
etc. Both Dick and I are satisfied that we have done all we can to
allow our home to put its best foot forward.
Bill, we do not have anyone helping us during the open house. It
will just be Dick and myself. Neither of us has family in the area,
and the few friends we approached about helping us out both happen to
be heading out on vacation this weekend. So, we'll do our best to
pace ourselves. We've made and posted interior directional signs
with arrows so that, as soon as folks enter the front door, they will
see signs telling them which rooms are located where. This continues
throughout the house. (We've joked that we have needed these signs
ourselves because we're so physically and mentally drained when we go
to bed at night that we can't remember where our bedroom is ...)
We've also posted signs in the kitchen and garage listing what is
included in the sale and what is not. We're hoping this will
eliminate some of those more mundane questions.
I think it was Todd that asked if we'd said 'best offer' or 'best
reasonable offer' in our ad. We used 'best offer'. We answered a
lot of questions when talking to folks about house value, etc., but
we have not shared a 'reserve' amount as many folks have asked. We
invite them to come to our home, take a look, ask questions and
determine what they believe our home is worth. It's been
interesting ...
Well, I guess that's it for now. Thanks again to everyone for the
good info about how to be a good salesperson -- it has really helped.
