Joris,

You can run a rental at any time.  We generally pro-rate the first 
month, and write a 12 month lease starting with the following month 
rather than take less because we've restricted the renters to an 
artificially early move-in date.  We take a two month deposit, fully 
paid back with interest at the end of the lease period.  If the first 
month is short, that makes it easier for the renters to come up with 
three months rent at the same time.  It generally takes between a week 
and 10 days to get and vet applications.  We don't give out the 
application until after we have narrowed down the number of possible 
renters.
