Brent,

Nobody knows much about flyers at this point beyond the fact that Mark 
made it work for him.

My guess is that it's viable only in rural areas lacking large 
circulation affordable real estate advertising possibilities.

That lets you out.

Virtually everyone in Mark's area knew his home was for sale.  Most 
homes are sold to people in the area.  Most people planning to move into 
a new area look in the local media.

I don't think insert advertising can work unless you include an insert 
in every paper.  There is no way you can guess who should get your 
insert.  You're much better off with a small classified ad in every 
paper, on each of the five days of your 5-Day Sale.

I'm anxious to see other people trying newspaper fliers, so we can learn 
more about them.

I don't think you should be one of the people who tries out this method 
at this time.

If your home is worth $250,000, you'll have more than 25 responses by 
Friday night at $124,500, using the media you have already selected.
