I'm pretty sure Bill will say that you DO count the guy who backed out.  Remember, you are counting 25 Calls/Emails only for the response.  He even says to count Realtors even if you are not dealing with Realtors (on their terms) at your sale.  

The important thing is that if 25 people contact you by Friday, it is the best gauge that at least 3 real buyers saw your ad and will show up to bid.

Now concerning the folks who seemed to show serious interest, then backed out...

If these folks saw your ad, i.e. "Will be sold Sunday Night to the Highest Bidder", then certainly they already knew they would be bidding against other folks.  Even if someone told them about your ad, the whole thing that gets folks attention is "highest bidder".   Otherwise, its just another Sunday open house like the Realtors run every Sunday.

I know it can be an emotional rollercoaster when someone shows intial strong interest and then backs out, but just be glad he made your magic number of 25 calls!  Plus, who knows, they may show up anyway and be the high bidder!

Question... You probably already told us, but I don't remember, did you use "Best Offer" or "Best Reasonable Offer" in your ad?
