No, I did not fall off the face of the earth :-) I've been exhausted, so I waited to write until I'd gotten some rest and the emotions have
equalized.
I cannot view this 5-Day process in black-and-white terms of success or failure; either/or. (Unless, of course, one received $1 million cash for a $250,000 house -- that would be a smashing success!)
Here is a recap of my sale:
- approx 125 calls and email inquiries
- approx 70 visitors during Saturday and Sunday (many more Saturday than Sunday)
- 15 bids
11 dropped out in round 1 of round robin
3 dropped out in round 2
2 dropped out in round 3
- final sale price: $220,000
I had hoped for $250k, and believed I would get $237-$250. I'm neither happy nor unhappy with the final bid; I can live with it.
I can imagine just how exciting this process would be in a market the reverse of the current buyers' market. I think it would be more
exhilarating and far less nerve-wracking. It was an interesting method, which I will use again, but perhaps not in this kind of market.
We're drafting the purchase agreement for review, and we're signing it tomorrow morning. Closing is two weeks from today, barring
anything unforeseen on the buyer's "official" inspection and appraisal. I plan to leave for Canada immediately after the closing, so I
can surprise my honey by getting there earlier than we'd both anticipated. We are very excited to have a buyer!
Bill, thank you so much for you sound advice, particularly about meditating during the break on Sunday, rather than napping. That
was a much more productive way to spend that time, and during the round robin, I felt relaxed and focused. It was good.
I have a question regarding the discussion during PA discussion and signing: The couple that's buying the house (she is so excited!)
is moving from an apartment; therefore, they do not have lawnmower, rakes, etc. How is it best to handle price negotiation on the things
they'd like to have me leave for them? Is it best to sign the purchase agreement for the house first, the discuss the other items, and
payment of them, separately, or should that be incorporated in the purchase agreement, with the purchase price adjusted to
reflect them?
I have really enjoyed connecting with all of you. Chelsea, best of luck with this coming sale. Good heavens, you're going to be tired at

Anyone out there hold a successful 5-day sale in the Minneapolis, St Paul area? I would be interested to know how things turned out in this market and where they successfully advertised and what methods they used.
