You were on the safe side.
You will know from the responses how many are likely to show up. 25 by
Friday, plan for 100. More by Friday, scale up accordingly. Get more
people to help if you think more will come.
Don't send too much by email. Make them come to see the whole picture.
You can't have too many people if you are prepared for them.
It is just a question of how many have to show up before you are
convinced you have seen every possible real buyer in the market today.
From talking to them, they will let you know how much your home is
worth in today's market--and you'll believe them! You'll take the high
bid. You'll know you did the best anyone could do on the day you picked.
More people means more work, but not a higher selling price. All the
action can be very calming. There's no time for reflexion until after
it's all over. And you will be sure you did everything you could to get
the highest possible price.
