[5-DayForum] Did we overdo it?

PT,
I think you'll be fine. Sounds like you are very well prepared.
There really is no such thing as overdoing it, in terms of getting people to come to the open house and finding the serious buyers who will bid up the house to the market value.
However, thee is such a thing as overspending on advertising. You probably want to track where people saw the ad, as that will tell you if your ad dollars were well spent or not (if you get no calls from a particular ad in a newspaper, you know that you should not have spent money advertising there).
Monitor the calls Wednesday and Thursday. If you receive a huge number of calls those days, you'll most likely be getting a lot more calls the next three days and a huge number of visitors for the open house--so if that is the case, you might want to get an extra couple of family members or friends to help you during the open house.
However, that's a good problem to have--as you will be well on your way to a successful five-day sale!

Bill,
Our 5-day sale starts Wednesday. We trust you explicitly and are proceeding "exactly by the book", at least the way we understand it.
There are two newspaper groups in the Raleigh/Durham/Chapel Hill area: the News and Observer (N&O) group and the Herald-Sun group. We ran the ad with seven of nine of the N&O papers - two are two counties away and therefore not local. Also with all three papers in the Herald-Sun group. The combined circulation we are hitting is 300,000 plus and the advertising budget is $1,700.
We are preparing data packages in the form of pdf attachments and have set up a separate e-mail address and cellphone number (with a fresh battery and charger) to take the inquiries.
Did we overdo it? If we did and too many people show up, what should we do to get prepared now?
Thanks,
PT

Wally,
You should get responses to Craig's List in 1 hour if it is working in your area.
I usually place 1 print ad also to be on the safe side, and to hit buyers who are not computer savvy.

Hi Donna,
I am not sure what to do. I was hoping to have an answer to my question
about a web site, but maybe I am doing something wrong because I have not
received an answer yet??
I wanted to post my craigslist ad yesterday.
I am in the Seattle area
Hopefully I will have an answer by tomorrow and if such a web site and
craigslist is a good idea, then I will run my ad.
Thanks
Wally

Hi Wally,
We're doing the 5-day sale in Cincinnati next week end and I want to
post to Craig's list. When are you thinking of placing your ad and
what will it looks like? I'm thinking maybe I'll put something in on
Monday and count e mail responses as a call, what do you think? I
didn't see anyone answer regarding your question. What part of the
country are you in?
Thanks!

WOW Bill you sure support your customers. Very impressive.
Purchased your book yesterday and on May 5th and 6th I will be selling
my home. Its worth about $700,000.00 and I will advertise it using
your method at $350,000 or best offer.
I have programmers who work for me and they can easily put up an
extensive web site with lots of pictures and virtual tours.
I find Craigslist very productive for other things I do.
Do you think it would be a good idea to place an ad on Craigslist list
and have a link in it to such a web site showing the home?
I could start an ad on Craigslist, lets say tomorrow, and get more
exposure to the house than just the 5 days. Is this a good idea or is
it best to only advertise for 5 days.
Thanks
Wally
