With regard to buyer's agents:
 
in Indiana, licensed auctioneers usually tack on a "Buyer's Premium". I  
recently bought a house and paid an extra 4%. Individuals may be able to do the  
same. 
An alternative may be to simply make it clear that you, as the seller,  will 
not pay a commission. That way agents and their buyers can work out  their own 
agreements. That method has worked well for me.
