  Several months ago my wife and I signed a listing agreement with a Real Estate Broker and our home has been sitting on the market for 2 months with no offers after 2 months.
   
  We have had showings..  Now I bought this book:  Bill Effros "How To Sell Your Home in 5 Days."   Indeed I have buyers remorse.  
   
  Contained in the listing agreement that both my wife and I signed allows for both of us either "Sellers or Brokeer may cancel this contract at any time with a minimum of one (1) day written notice to the other party."
   
  Also in the Listing Contract there is a written provision that states as follows:  "Broker's Fee if Sale Does Not Occur"...  
   
  "Seller will pay Broker's Fee if a ready, willing and able buyer is found by Broker or by anyone, including Seller.  A willing buyer is one who will pay the listed price or more for the property, or one who has submitted an offer accepted by Seller."
   
  My question is if we cancel our "Listing Contract Exclusive Right To Sell Contract" and then advertise our home under ths "Sell Your Home in 5 Days" that produces an acceptable offer to us..  Are we still obligated to pay our existing broker.. even if we give written notice of cancellation of this agreement?  
   
  Suppose the offer we get is less than our current listed price now..???
   
  I hope to hear from someone in my conflicted and frustrating position..  Thanks..
